Sundays in Houston are one of my favorite days as I get to spend time in my gorgeous luxury listings meeting new buyers and seeing fellow agents. Today was absolutely gorgeous after a week of freezing temperatures so we had a great crowd today. My new construction listing by Covington Builders is absolutely stunning and the location is exceptional. I have many friends on this street and find 3636 Piping Rock one of River Oaks highly desirable locations. I love all of my listings but this one is so unique that I am excited to find the new owner. One unique feature is that it has a lower level (basement) versus a third floor. There are height requirements in River Oaks and going down in the ground allows for higher ceilings, energy efficiency and a nicer profile architecturally. This state-of-the-art lower level will soon be on every builders list in River Oaks!
The Builder chose to include a 5,000 bottle all-glass wine room and media room in this lower level. My question is rather 5,000 bottles is too much or too little? With a first-floor open floorplan to include a bedroom and office to the second floor of five bedrooms with common areas for work and storytime – the lower level solves so much for the busy household. A full-floor of entertaining area one floor below the living areas versus two floors above the living areas – brilliant. Of course, the Builder can reduce the wine room storage to half or less and add a tasting table – easy redos on what is notable one of the nicest homes on the market in Houston. The feedback today from the 15-20 buyers that visited was all positive – they love the wine room in the lower level but no one could make a decision on what the right number of bottles is optimum! I offered they might want to charge their neighbors’ storage – HA! I am pretty sure one of the lovely buyers from today is going to be the new owner! One thing I know for sure is that a bar and/or a wine room is the right accessory for your next home!
