Happy December!

In this month’s Howes Report, we will discuss new legislation affecting Texas homeowners, Houston’s hottest communities, holiday happenings, and more! Thank you for reading, and I hope you have an amazing holiday season!

Here’s how Texas will use the $12.7 billion to implement tax cuts since voters said “yes” to Proposition 4 in November.

  • Approximately $6.5 billion will be used to increase the Texas homestead exemption from $40,000 to $100,000 ($110,000 for homeowners 65 and older).
  • Approximately $7.1 billion will be sent to school districts, which is meant to reduce the amount of school property taxes districts need to collect.
  • While Texas has already implemented tax compression, the compression outlined in Proposition 4 is estimated to save homeowners an additional 10.7 cents per $100 valuation ($107 per $100,000 valuation).
  • When will the tax cuts take effect? Texas homeowners will see savings reflected on their 2023 tax bills, which are due in January 2024.

HAR’s Latest Report Analyzes the Hottest Luxury Communities in Houston in Q3 of 2023

The report analyzed the hottest luxury communities in the Houston area where homes are priced over $1 million. Over 60% of my listings are located in these neighborhoods listed.

The Rice/Museum District was the most active luxury community during the third quarter of 2023. The average home price in this community was $1,114,885 and had an increase in transactions by 25% year-over-year. The Rice/Museum District’s ranking was up two spots from the previous quarter where it ranked as the third hottest luxury community in the Houston area.
